Why Crack Repair Belongs in Prep, Not After

Almost every concrete slab has at least one crack. Slabs settle, expand, contract, and react to the freeze and thaw cycles Kentucky and Indiana winters deliver. The cracks themselves are not the problem. The problem is what happens when a coating is installed over an unrepaired crack.

A flake, grind and clear, or polished concrete floor amplifies whatever is happening in the slab beneath it. An unrepaired crack will read through the finished floor as a visible line, and within a year or two it will start to telegraph as the slab continues to move. The coating is not failing. The slab is.

Crack repair handles the slab side of the equation before any coating goes down. Diamond ground V cuts opened up along the existing cracks, filled with polyurea, and finished flush with the slab surface. The repair locks the crack in place and gives the new coating a stable, continuous surface to bond to.

The V Cut Polyurea Method

A surface level crack filler is a temporary patch. It seals the top of the crack but leaves the body of the crack untouched, and within a season the slab reopens it from below.

Sullivan’s uses a V cut method instead. We diamond grind a V shaped channel along the full length of each crack, opening the slab to a depth that gives the repair real bite. Then we mix a two part polyurea with silica sand to an applesauce like consistency and putty it into the V channel. Once the fill cures harder than the concrete around it, we run one final grind across the repair so the surface is perfectly flush with the surrounding slab.

The result is a repair that is structurally sound, invisible under the finished coating, and engineered to outlast the floor on top of it.

What a Sullivan’s Crack Repair Looks Like

Crack repair is performed on the same install day as your flake, grind and clear, or polishing system. It happens after the initial diamond grinding of the slab and before any coating goes down.

Identify Every Crack

After the slab is ground clean, we walk the floor and mark every visible crack. Hairline cracks, surface cracks, and structural cracks all get flagged.

Diamond Grind the V Cut

We open each crack with a diamond V cut along its full length, giving the polyurea fill real depth and bite into the slab.

Mix and Fill with Polyurea

A two part polyurea is mixed on site with silica sand to an applesauce like consistency, then puttied into the V channel along the full length of the crack. Once cured, the fill is harder than the surrounding concrete and bonds the crack together as a single structural piece.

Final Grind for a Flush Finish

Once the polyurea sets up, we run one final grind across the repair so the cured fill is perfectly flush with the surrounding slab. There is no ridge, no dip, no tactile difference between the repair and the concrete around it. The slab is now ready for your coating.

What If My Concrete Cracks Again Later?

An honest answer: a properly repaired crack is structurally locked in place by the polyurea fill and is engineered to stay buried for the life of the floor. New cracks from major slab movement are rare on a properly maintained slab, but they are not impossible. Foundation settling, severe freeze and thaw events, or impact damage can produce new cracks years after the install.

If a new crack does appear, it is the slab moving, not the coating failing. We are upfront about this during the on site consultation, and we will identify any signs of active slab movement before we quote your repair. If the slab itself needs more attention than crack repair can provide, we will tell you that directly instead of selling you a coating that is going to telegraph the problem six months later.

A heavily cracked slab usually still works fine for a flake floor with crack repair, because the flake hides minor surface variation. For grind and clear and polishing, a heavily cracked slab is a more nuanced conversation, and we will be honest with you during the on site consultation about whether the finish you want is the right call.
